Rental Listing Guidelines
These Guidelines define the standards all property listers must follow when creating and managing listings on Dourr. Violation may result in listing removal, account suspension, or permanent ban.

1. Purpose
These Rental Listing Guidelines ("Guidelines") define the standards and rules that all property listers ("Listers") must follow when creating, managing, and maintaining listings on the Dourr platform. These Guidelines form part of and supplement our Terms of Service and User Agreement. Violation of these Guidelines may result in listing removal, account suspension, or permanent ban.
2. Listing Accuracy and Truthfulness
- All listing information, including property descriptions, photographs, rental rates, available dates, amenities, and location, must be accurate, current, complete, and not misleading at the time of publication and throughout the listing period.
- Photographs must represent the current condition of the property. Using photos from a previous renovation state, stock images, or images from other properties is strictly prohibited.
- Rental rates must reflect the genuine and current market asking price. Bait-and-switch pricing, artificially low introductory rates, or undisclosed additional fees are prohibited.
- Listers must promptly update or remove listings when a property is no longer available, has been rented out, or when any material information has changed.
3. Legal Authority to List
- Listers represent and warrant that they hold the legal right, title, or written authority from the property owner to list the property and offer it for rental.
- Listing a property without lawful authority, including properties subject to existing tenancy agreements, properties in foreclosure, or properties owned by third parties without their consent, is a serious violation that will result in immediate account termination and may be reported to authorities.
- Listers must ensure their listings comply with all applicable Malaysian laws, including tenancy laws, local authority by-laws, strata management rules, and housing regulations.
4. Prohibited Listing Practices
- Pre-viewing deposit requests: Requesting, soliciting, or collecting any form of deposit, holding fee, or payment from a prospective renter before the renter has physically viewed the property in person is strictly prohibited on Dourr.
- Off-platform contact solicitation: Including phone numbers, email addresses, WhatsApp links, social media handles, or any form of personal contact information in listing titles, descriptions, or photographs to circumvent Platform protections.
- Misleading urgency: Using false urgency tactics such as "last unit available", "must pay today", or "another tenant is viewing now" to pressure renters into hasty decisions.
- Duplicate listings: Posting the same property multiple times to gain unfair visibility. Each unique property should have one active listing.
- Discriminatory content: Listings must not contain language that discriminates based on race, religion, gender, nationality, disability, or any other protected characteristic under Malaysian law.
- Inappropriate or irrelevant content: Listings must be directly related to residential rental properties. Commercial advertisements, promotional content, or unrelated material is prohibited.
5. Communication Standards
- All initial communications with prospective renters must be conducted through Dourr's in-app messaging system.
- Listers must respond to legitimate inquiries in a timely and professional manner. Persistent non-response may result in listing suspension or demotion in search rankings.
- Listers must never request that renters move conversations to WhatsApp, Telegram, email, or any external channel before a viewing has taken place and the renter has expressed interest in proceeding.
- Sharing personal financial information (bank account numbers, payment QR codes) through the Platform messaging system is prohibited.
6. Deposit and Payment Rules
- Requesting, soliciting, or collecting any form of deposit, holding fee, or payment from a prospective renter before the renter has physically viewed the property in person is strictly prohibited on Dourr.
- Payments, deposits, or any arrangements made outside this platform are not supported, facilitated, or covered by our policies. Dourr bears no responsibility or liability for any loss, dispute, or damage arising from transactions conducted outside the Platform.
- Any deposit or payment arrangement between a Lister and a Renter must be accompanied by a proper tenancy agreement that complies with Malaysian law. Collecting deposits without providing a tenancy agreement is a violation of these Guidelines.
- Listers should only collect deposits through traceable payment methods (bank transfer to a company or registered business account, not personal accounts) and must provide official receipts.
7. Content Moderation and Enforcement
- Dourr reserves the right to review, edit, suspend, or permanently remove any listing that violates these Guidelines, is reported by users, or is deemed contrary to Platform standards, without prior notice.
- Our automated systems monitor listings for prohibited content, including contact information, misleading pricing patterns, and duplicate content. Listings flagged by these systems may be held for manual review.
- Listers whose listings are repeatedly removed or who receive multiple reports may face escalating enforcement actions, including: warning, listing suspension, account suspension, or permanent ban.
8. Reporting Violations
- Users who encounter listings that violate these Guidelines are encouraged to report them using the in-app reporting feature or by contacting [email protected].
- All reports are reviewed by our team. Reporter identity is kept strictly confidential.
- False or malicious reports are tracked and may result in enforcement action against the reporter.
9. Governing Law and Enforcement
These Guidelines shall be governed by and construed in accordance with the laws of Malaysia. Dourr reserves the right to enforce these Guidelines at its sole discretion and to cooperate with Malaysian law enforcement and regulatory bodies in the investigation of fraudulent, deceptive, or illegal listing activity. These Guidelines are subject to the governing law, dispute resolution, and indemnification provisions of the Terms of Service.
10. Amendments
Dourr may update these Guidelines at any time. Material changes will be communicated through the Platform. Continued listing activity after changes take effect constitutes acceptance of the updated Guidelines.
